Much of the Austin area sits on clay soil that swells when wet and shrinks when dry, which can move a slab over time. A foundation inspection tells you how the foundation is performing.
What we check
Following the TREC Standards of Practice, we give a written opinion on the foundation’s performance and report signs of possible movement, including:
- Doors that bind or will not latch
- Sloping floors
- Cracks or separations in walls, floors, ceilings or around windows
- Drainage, grading and gutters that are not moving water away from the foundation
We are not structural engineers. If we see signs that need a closer look, we will tell you and recommend an engineer’s evaluation.
