Pre-Listing Home Inspections in Austin, TX

A pre-listing inspection is ordered by the seller before the home goes on the market. You see the home’s condition first, on your own timeline, instead of finding out from the buyer’s inspection in the middle of the deal.

What it covers

The same inspection a buyer would order. Our inspectors are licensed by the Texas Real Estate Commission (TREC), follow the TREC Standards of Practice and report on the TREC form: structure and foundation, roof and attic, electrical, heating and air conditioning, plumbing, and built-in appliances. Sewer scope, foundation, sprinkler and termite (WDI) inspections can be added.

Good to know: seller’s disclosure

Texas requires most home sellers to complete a Seller’s Disclosure Notice describing what they know about the property’s condition (Texas Property Code §5.008). Conditions found in a pre-listing inspection become part of what you know. Talk with your agent about how to use the report before you list.
