We inspect for buyers and sellers across the Austin metro, and we work closely with their agents. Your client gets a careful inspection and a report they can actually understand. You get a smooth process inside a tight option period.
What you can expect

Booking, payment and the report
- Our client is the person who orders the inspection. They review and sign the inspection agreement and pay online. We don’t start an inspection without a signed agreement.
- The report goes to our client. With their approval, we send it to you as well.
- Rescheduling. Changes at least 24 hours ahead are free. See our Refund & Cancellation Policy for the details.
Before the inspection
A few things make sure the inspection can be completed in full:
- Utilities on: electricity, water and gas, with pilot lights lit.
- Access arranged: lockbox or showing service, and any gate codes.
- Clear access to the attic hatch, electrical panel, water heater, HVAC equipment and any crawl space.
- Pets secured.
Under the TREC Standards of Practice, inspectors don’t move furniture or stored items. Anything we can’t reach is noted in the report. If the inspection can’t take place because of access or utilities, a trip fee applies under our cancellation policy.
